General


Local governments chargeone one time fee to help fund infrastructure improvements. They typically collect these fees from developers, because new construction requires the expansion and upgrade of services to support the additional population and structures. The fees pay for road repairs, new water and sewer lines, schools construction, parks and trails, traffic upgrades, and other services.

The total impact fee for a project is the sum of the School, Law Enforcement, Fire, Parks and Transportation fees, as well as the water and sewer capital charges. Impact fees vary depending on where the fees are imposed. The amounts vary by government. Golden Magnolia Inc allowance for the impact fees are $11,000.  This means that if the total impact fee sum of the particular municipality is $20,000 Golden Magnolia Inc will cover only $11,000 of that amount. The remaining balance of $9,000 is the clients responsibility.

Golden Magnolia Inc is currently building homes in and around Flagler, St John’s and Volusia counties. Requests to build in other counties are reviewed on a case-by-case basis. Please contact our management team to discuss your preferred location.

Yes! We will assist you in developing your homesite. Our team will help you to order and evaluate the soil test, provide a homesite assessment, permitting and land clearing.

If you own a homesite already, we can help you determine area costs and building costs.

Financing 

There’s a plenty of loan options available to our clients through our preferred lenders. Contact one of our lenders today to find out which program is best for your specific needs.

In the normal case down payment is $20,000. However Down payment, deposits, and payment requirements are determined by a number of factors including the lender and financing type you have selected. We accept various financing types including construction  End loans and cash. Contact our management team for more specific information.

Construction process

Timing depends on the size and detail of the project. At Golden Magnolia Inc we calculate “build” time from the day we receive the permit  until the day we get CO. Currently, the estimated time frame is 15 to 17 months depending on where you are building. This estimate can be affected by many outside factors, including material and labor availability, permit approval, customer selection decisions, and inspections that are required throughout the building process. We have streamlined this process as much as possible and are always working on completing your new home in the timeliest manner possible.

We have a team of skilled project managers and a construction manager that will oversee the entire home building process. Each project manager has only six to seven homes that they manage at a time. This is to ensure a high level of customer service, an appropriate amount of communication with customers and daily supervision of your new home down to every last detail.

For your safety, any visits to the home outside of this pre-scheduled visit must be pre-arranged with Golden Magnolia Inc management.

A crack in the concrete slab of 1/4 of an inch or less is typically a normal shrinkage crack and not a cause for concern. Shrinkage cracks are not unusual and are inherent in the concrete curing process.
